Fee Disclosure .

Is there a fee for mortgage advice from Home of Mortgages?

Yes. Home of Mortgages typically charges a fee of £590 for arranging a standard residential mortgage, and £890 for arranging a buy to let mortgage. The exact fee that applies to you will depend on your circumstances and the type of mortgage you need, and your adviser will confirm this before you proceed.

Is my first consultation free?

Yes. Your initial mortgage consultation and advice are completely free, with no obligation to proceed. You will only pay a fee if you decide to go ahead with a mortgage application through us.

When do I pay the fee?

The fee is collected in two parts. £295 is collected when your mortgage application is submitted, and the remaining balance is collected once your mortgage offer has been issued. For a standard residential mortgage, this means £295 on application and £295 on offer. For a buy to let mortgage, this means £295 on application and £595 on offer.

What does the fee cover?

The fee covers the advice, research and administration involved in arranging your mortgage. This includes assessing your circumstances, identifying suitable lenders from across the market, preparing and submitting your application, arranging your valuation, and managing your case through to completion, including liaising with solicitors on your behalf.

Why does the fee vary?

Buy to let mortgages, particularly those involving limited companies, portfolios or more unusual property types, generally involve more research and administration than a standard residential mortgage. This is reflected in the higher fee for these cases.

Will I be told the exact fee before I proceed?

Yes. Your adviser will confirm the precise fee that applies to your case before you submit an application, so you know exactly what to expect. No fee will be charged without your agreement.

Are there any other costs involved in getting a mortgage?

Depending on your circumstances, there may be other costs involved in your mortgage, such as lender fees, valuation fees, solicitor’s fees and stamp duty. These are separate from our advice fee and will vary by lender and transaction. Your adviser can talk you through any additional costs that may apply.

Your home may be repossessed if you do not keep up repayments on your mortgage.
