Fixed rate, tracker and variable rate mortgages

Every mortgage rate is either fixed or variable.

A fixed rate mortgage keeps your interest rate the same for a set period, usually two to five years. Your monthly payment stays the same, so budgeting is simple.

A tracker mortgage follows the Bank of England base rate plus a set margin. When the base rate moves, your payment moves with it.

A discount mortgage takes a set amount off the lender's standard variable rate for an agreed period.

When any deal ends, your mortgage moves onto the lender's standard variable rate, which is usually higher. Our Rate Track service watches your rate and contacts you before your deal ends, so you can remortgage in good time.

Repayment and interest only mortgages

With a repayment mortgage, each monthly payment covers the interest and part of the loan. By the end of the term, your mortgage is paid off.

With an interest only mortgage, you pay the interest each month and repay the loan at the end of the term. Monthly payments are lower, and lenders ask for a clear plan to repay the loan, such as selling a property.

Interest only is common with buy to let mortgages, because it keeps monthly costs low against the rental income.

Compare the monthly cost of each with our mortgage repayment calculator, then get started and we will run your numbers the same day.

Offset mortgages: Savings and mortgage balance linked together in an offset mortgage

Offset mortgages

An offset mortgage links your savings to your mortgage. You pay interest on your mortgage balance minus your savings.

Instead of earning interest, your savings reduce the interest you pay on your mortgage. You can still use your savings when you need them.

Offset mortgages work well for buyers with savings, such as self employed buyers who set money aside for tax. Get started and Home of Mortgages will compare an offset deal with a standard deal for you the same day.

Mortgage FAQs

What is a mortgage?

Get started by requesting a free chat with Home of Mortgages. We then check what you can afford, arrange your mortgage in principle, find your lender and handle the application through to completion. For a quick idea of your budget first, use our mortgage affordability calculator.

Most last between 60 and 90 days, depending on the lender. If yours runs out before you find a home, Home of Mortgages will arrange a new one.

Yes. Some lenders accept applicants with missed payments, defaults or CCJs, subject to lender criteria. Home of Mortgages knows which lenders to approach for your situation.

A mortgage in principle is a statement from a lender showing how much it could lend you, based on the information provided. Estate agents often ask for one before they accept your offer.

It is not a legal requirement, and most residential lenders do not insist on it. Life insurance can pay off your mortgage if you die, so many buyers take it out. Every Home of Mortgages application includes a Free Insurance Review.

Most applications take two to four weeks from submission to mortgage offer, depending on the lender and the property valuation. Home of Mortgages keeps your application moving and updates you at every stage.

Yes. Some lenders accept certain benefits as income, such as Child Benefit, Universal Credit or disability benefits, subject to lender criteria.
